Gramercy Development Companies designs and builds cooperative housing that empowers neighbors, strengthens communities, and improves quality of life — in Edina, Minnesota and beyond.
We believe senior housing should mean ownership, dignity, and connection. Through intentional design and cooperative home ownership, our communities give member-owners financial predictability, democratic control, and real neighbors who become real friends.

From sunlit homes to common spaces that bring neighbors together — a look inside two of our American Cooperative communities.
Gramercy is a family brand. It was founded by Mike Conlan in the 1990s — a passionate pioneer of the cooperative model and one of the people most responsible for making Minnesota the national leader in senior cooperative housing.
Mike instilled in his children a belief that high-quality, attainable housing matters. Two of his five — Mick and Kathleen — joined him as he built the Gramercy Park and Gramercy Club Cooperatives, bringing a new model of senior living to communities across Minnesota. Before his untimely passing in 2004, Mike and the Gramercy team had built 15 cooperatives.
In 2018, Mick and Kathleen restarted the Gramercy brand to advance the senior cooperative housing model — and to continue the work their father started.
A new brand from Gramercy that reflects our extensive history of developing properties that blend design and function — offering owners a stunning, vibrant community with the four things that matter most.
Real ownership in a beautiful multifamily setting — not a rental, not a lease.
Member-owners run the cooperative. Your voice, your home, your community.
Financial structure designed for stability and peace of mind.
Neighbors who become friends — by design, not by accident.
Mick formed Gramercy Development in 2018 and, later, The American Cooperative of Anoka. A real estate attorney and licensed broker in Minnesota, Mick served two tours in Iraq as a Marine Officer in 2006 and 2007 before attending the University of St. Thomas School of Law. He began his career as in-house counsel at a real estate developer, helping lead the redevelopment of a 20-acre mixed-use project adjacent to the University of Minnesota Duluth and the management of 700+ workforce housing units across the state. In 2013 he founded the Conlan Law Firm, where he represents developers and property managers.
Kathleen oversaw design, construction, and unit customizations for Gramercy Corp. through the 1990s and early 2000s, managing the build of hundreds of cooperative homes across Minnesota and assisting with HUD 213 limited-equity and market-rate cooperative financing. After her father's passing in 2004, she joined The Waters Senior Living, where as Vice President of Design and Construction for 15 years she defined the Waters' brand aesthetic across 12 communities in Minnesota, Wisconsin, and Pennsylvania. Kathleen co-founded Gramercy Development Companies in 2018.
